The Survey Turned Their Takeover Into a Legal Disaster

Dean demanded that I stop moving “his” cones.

So I asked one simple question.

“Do you have a survey?”

He did not.

I did.

The next morning, a licensed surveyor marked the exact property line with bright stakes. The gravel driveway sat entirely on my land—and in one section, Dean’s new decorative fence had crossed nearly four feet onto it.

That was when his confidence changed.

He claimed the line looked wrong. Fiona insisted the previous owner had always treated the driveway as shared. Their attorney sent one letter filled with vague threats about historical use and neighborhood expectations.

My attorney replied with the recorded deed, original plat, current survey, and photographs showing when the fence had been moved.

Then I discovered they had also submitted renovation plans using part of my driveway as required parking access.

Without it, their new addition violated local setback and parking rules.

The city issued a stop-work order.

Dean had two choices: remove the fence and restore my gravel, or face escalating fines and a court action. He removed it.

I did not block his driveway or damage his property.

I simply installed steel boundary posts, security cameras, and a locked gate across my own wraparound entrance.

The next time he hosted a party, his guests discovered there was no longer any convenient space to borrow.

Dean wanted to teach me how the neighborhood should look.

The survey taught him where his neighborhood ended.
