A security camera had recorded him loading sealed containers into his truck two nights earlier. Investigators believed he had hidden them somewhere before leaving town—and a witness had seen heavy machinery entering my backyard while I was away.
I showed them his messages asking to borrow the yard and handed over the spare gate key he had returned through my letterbox.

Beneath a thin layer of soil, they uncovered metal storage cases containing expensive tools, copper wiring, company documents, and several bags of cash. Mark had planned to leave everything buried until the investigation cooled down, then return using the gate key without my knowledge.
His mistake was digging far too much and leaving before restoring the lawn.
The police photographed the damage, recovered the stolen property, and added my messages to the case as proof that Mark had gained access through deception. He was arrested several days later after officers traced the moving truck to a motel in another county.
My insurance eventually covered part of the repairs, while the court ordered Mark to repay the remaining landscaping costs.
