Over the next three weeks, the breakfast crowd became an unofficial strategy meeting. Marcus quietly checked the publicly filed permit applications and noticed they described structural renovations that didn’t match the building’s original records. Bennie reviewed the proposed fire safety changes and immediately spotted several requirements that had been overlooked. Ellis requested copies of the engineering plans and compared them with inspection reports he had personally signed decades earlier.

By the time October arrived, every discrepancy had been documented.

When the landlord returned with a representative from the smoothie franchise and an eviction notice tucked neatly into his briefcase, he expected another easy conversation.

Instead, he found Judge Pierce waiting at the counter with a neatly organized binder.

Without raising his voice, the retired judge explained that the rent increase depended on renovations meeting the exact conditions written into Dot’s lease. The permit filings, however, contained significant inconsistencies. If construction proceeded as submitted, multiple agencies would likely require corrections before any work could begin.

The smoothie representative quietly asked to see the documents.

After reading only a few pages, she closed the folder, thanked everyone for their time, and told the landlord her company would be withdrawing from the project until the legal and regulatory issues were resolved.

The landlord’s confidence disappeared almost instantly.

A month later, he returned alone.

This time, there was no eviction notice. No toothpick. No speech.

Only a new lease extending Dot’s existing terms for several more years.

As he signed the agreement, he glanced toward the breakfast counter, where four old friends were drinking coffee exactly as they had every Monday for years.

He had mistaken them for retired men passing time.

They had simply been waiting for someone to underestimate them.
