Carol immediately placed a hold on both filings before either deed became official. Within hours, investigators discovered that the second document had never been created through the recorder’s office. It had been prepared using copies of the paperwork I’d signed the day before, with only the final ownership page replaced. The forged signatures were convincing, but one small formatting error gave it away before it could be entered into the county records.
The passenger in the pickup wasn’t my attorney after all. It was his recently hired assistant, who had secretly copied every page of my farm documents while preparing them for closing. Working with my neighbor, he planned to record the fraudulent deed immediately after mine, hoping the ownership dispute would take months to untangle while the company they controlled borrowed against the property’s value.
Neither of them realized Carol personally reviewed every transfer involving farmland over a certain acreage. The duplicate filing caught her attention within minutes because she remembered processing my original deed earlier that afternoon. Instead of approving it automatically, she compared both documents line by line and spotted the substituted page.
By the end of the week, both men were arrested on fraud and forgery charges, and the fake company was dissolved before it ever claimed ownership of the land.
A few days later, Emily and I returned to the courthouse to sign a fresh set of documents under the watch of two county officials.
As we walked outside, she looked across the fields that had been in our family for generations.
“I thought yesterday was the day this farm became mine,” she said.
I smiled.
“No.”
“Today is the day we made sure it stayed in the family.”
